Apartment

Note: Depending on the layout of the apartment, there may be minor variations in the furnishings.

Not included in the apartment:

Mattress, TV, PC, bed linen, balcony furniture, dishes, cooking pots, pans, other kitchen and bathroom utensils, storage/basement room.

We have thoughtfully designed the apartments and furnished them to a high standard. You are welcome to bring your own small furniture (e.g. balcony furniture). But you are not allowed to remove or dismantle any furniture/furnishings of the apartment. Of course, you can decorate your apartment with personal decoration and feel-good objects. However, you are not allowed to attach anything that will cause permanent damage – i.e. no nails, dowels, screws, tacks, adhesive strips and the like to walls, ceilings, furnishings, doors or door frames.

All apartments are exclusively for individuals.

The keeping of pets in our furnished apartments is generally not allowed – for hygienic reasons and out of consideration for allergy sufferers.

In the age of the smartphone, there is no longer a separate telephone connection in the apartment.

For television, there is a digital TV satellite system in the house, which is supplied with the programs of Astra 19.2° East and Hotbird 13.0° East and thus offers a wide coverage of international channels in high quality.

Yes, in each apartment there is a high-speed Internet connection (fiber optic connection) via LAN. But in addition, there is also a WLAN in the entire house. All included in the all-inclusive rent.

Smoking (incl. e-cigarettes) is not permitted in the apartment or on the balcony, among other things for reasons of fire protection (smoke detectors in every apartment). And smoking is prohibited in the hallways, stairwells or common rooms of “Campus Living” in accordance with the NRW Non-Smoker Protection Act (applies equally to e-cigarettes).

“Campus Living” is exclusively for students studying at the following colleges or universities:

  • Hochschule Fresenius (fulltime), Düsseldorf location
  • Charlotte Fresenius Hochschule/CFH (fulltime), Düsseldorf location
  • AMD Akademie Mode & Design, Düsseldorf location
  • IU Internationale Hochschule (dual study), Düsseldorf location
  • FOM (fulltime), Düsseldorf location
  • Fliedner Fachhochschule (fulltime & dual study)
  • HMU Health & Medical University (fulltime), Düsseldorf location

Appropriate proof is required.

Renting an apartment is, for example, not possible if students

  • have already reached or exceeded the standard period of study of their degree program;
  • are enrolled as exchange students (1-2 semesters) at one of the universities;
  • already live or have lived in a student residence in Düsseldorf (and thus already receive or have received indirect public funding);
  • are enrolled as part-time, second-degree, or guest students at one of the universities;
  • study part-time while working (Teilzeitstudium);
  • are older than 30 years at the time of application.

Yes. In this case, at least one parent or guardian signs the contract.

The rental agreement is concluded for the duration of one semester (temporary rental agreement). It is automatically extended for another semester if it is not terminated. However, it ends after a rental period of no more than 10 semesters.

There is only a cancellation exclusion of 3 months for the beginning. With the legal notice period, it is then a minimum rental period of 6 months. Subsequently, an ordinary termination with the legal notice period is then possible at any time – despite a fixed-term lease.

We have mostly rented all apartments. However, you can register for an infoticker, which will inform you by email when an apartment becomes available. If an apartment is available, the applicant portal will be activated and you can apply online for an apartment after registering.  In addition to the usual documents, a viewing is the basis of every lease for an apartment in Campus Living.

For the direct application via the applicants portal, you first need the following documents:

  • the completed and signed self-disclosure (you can find the form in the protected applicants portal)
  • a valid certificate of study (or a substitute, e.g. confirmation of enrollment)
  • a valid photo ID (identity card or passport, residence permit/visa, etc.)

The deposit is 3 months’ rent and will be transferred at the latest 14 days before the start of the rental period.

Viewing



Yes, absolutely. We do not rent an apartment without a viewing.

A viewing is very important: after all, the apartment is the center of your life and you should really feel comfortable there. A visit gives you a clear gut feeling whether Campus Living and the apartment are right for you. From our point of view, this gut feeling is central and therefore a viewing is the basis of every rental with us.

If an apartment is available and you have applied for an apartment via the applicants portal, we will contact you and, if everything fits, arrange a viewing appointment with you directly.

Of course, you are also welcome to bring your parents along for a viewing. Four or six eyes see more than two!

If all apartments are rented, please understand that we cannot make any viewings without concrete availability and application.

You do not need to bring any documents with you to the actual viewing appointment. You already upload all central documents such as self-disclosure, certificate of study or photo ID when applying for an apartment. At the viewing appointment, it is primarily about your gut feeling for the apartment and for the entire property.

We will be happy to show you in detail the absolutely most important thing: (your) apartment. But of course you can also get an impression of the entire property. Of course, we only make individual appointments for this purpose.

Unfortunately no.

A viewing gives you a clear and good gut feeling whether the Campus Living and the apartment suits you. This gut feeling is central from our point of view and therefore a viewing is the basis of every rental with us.

Special facilities / services



Yes, there is a bicycle parking space for each apartment in the basement of the house. You can reach these parking spaces via the underground garage entrance – so you don’t have to carry your bike. The bicycle parking space is already included in the all-inclusive rent. Very important: bicycles may not be taken into the house (in corridors or apartments).

Yes, for owners of very expensive bicycles (racing bikes, e-bikes, etc.) we have the possibility to rent a bicycle parking space in a separately lockable basement room. For availability and conditions, please contact the House Manager.

We have special parking spaces for mopeds/scooter. Please contact the House Manager for availability and conditions.

Due to the central location, there are no reserved outdoor parking spaces for “Campus Living”. However, there are two parking spaces directly in front of the building, which are reserved exclusively for vehicles from car-sharing providers.

You are welcome to rent a parking space in the underground garage of “Campus Living” upon request and availability.

Yes, there is a large DHL parcel station directly in front of the house, where you can have your parcels delivered or leave your parcels for dispatch.

Yes, there are a total of 4 laundromats with washing machines and dryers in “Campus Living”. With a washing app, you can keep track of the machines, may make a reservation for them and even pay for them.

Payments & Costs



The all-inclusive rent means that you pay an all-inclusive rent that completely covers your use of the apartment. This rent already includes all utilities (such as heating, water, electricity, garbage, elevator) as well as high-speed internet access and satellite TV connection. So you can calculate firmly and have planning security.

The rental contract contains a graduated rent. The monthly rent increases by only €2.88 per year.

You have to pay the German broadcasting fee, we are not allowed to do that. Please register in time. You can find information at rundfunkbeitrag.de.

By the way, we do not charge any agency or processing fees for a housing commitment.

The first rent and the deposit must be transferred to our account at least 14 days before the start of the rental period. You will find the account information in the rental contract.

With the exception of the first rent, which you transfer to us before the start of the rental period, all further rental payments will be collected by us from your account via SEPA direct debit mandate.

Yes, you need a SEPA-enabled bank account because your monthly rent payments will be collected by us from your account.

Move in / Move out



An apartment handover is possible by appointment from the actual start of the rental period on weekdays during the working hours of the House Manager / Property Management.

In order for an appointment to be made, the following essential requirements must be met:

a) the rental contract (incl. SEPA direct debit mandate) has been signed and submitted to us;

b) the first rent and the deposit have been received in our account at least 14 days before the start of the rental period.

We need a valid photo ID (ID card or passport) from you. In addition, please bring already a shower curtain (180×200 cm) to the apartment handover. If you cannot come yourself for special reasons, please contact us in any case.

The apartment is fully furnished (except for the balcony furniture). Therefore, you should bring dishes, cutlery, plates, cups, glasses, induction-suitable (!) pots & pans as well as bed linen, pillows, comforter, towels, other bathroom and kitchen utensils, possibly a microwave and your personal decoration/comfort items. You will also need a mattress (for a 100×200 bed), as each student will bring their own for hygienic reasons.

Yes, once you have moved into your new apartment, you are required by law to register or re-register at the Residents’ Registration Office (Einwohnermeldeamt) within 14 days. For this purpose you will need a confirmation from your landlord, which we will hand out to you when we hand over the apartment. To register or change your address, you must go to one of the Düsseldorf Citizens’ Registration Offices – however, this is only possible if you make an appointment in advance. You can find more information at the Residents’ Registration Office (Bürgerbüro).

Please send us the certificate of registration or re-registration via the protected tenants portal.

The apartment must be returned by you on time in contractual and cleaned condition. To ensure that everything runs smoothly and relaxed, we have provided detailed information about the process with a corresponding checklist in our protected tenants portal, so that no stress arises. In addition, the House Manager and the Facility Manager will be happy to assist you.
